Use the date stated on your electrical report
For a supported England private tenancy, enter the completed inspection date and the report’s outcome. A satisfactory report should state the next inspection date. The routine interval must be no more than five years, and the report can require a shorter interval. If the date is missing or inconsistent, ask the electrician to confirm it.
A shorter interval is still your next date
Do not replace a report’s earlier date with a date five years after the inspection. This calculator uses the stated date and checks that it is after the inspection and within the five-year outer limit. It does not independently verify the report, the electrician’s findings or whether circumstances require an earlier check.
Worked example
A satisfactory inspection dated 15 September 2025 with a stated next inspection date of 15 September 2028 gives a planning date of 15 September 2028. The calculator does not extend it to 2030. If that same report is unsatisfactory, the tool directs you to the findings rather than presenting the routine renewal date as the answer.
Unsatisfactory reports need a different next step
C1, C2 and further investigation findings require attention to the report’s instructions and applicable duties. An annual calendar view cannot decide whether urgent or remedial work is complete. Contact a qualified electrician, follow any urgent or shorter deadline and retain the follow-up evidence. Report delivery to tenants also remains a separate question.
Questions about this calculator
Is every EICR due again after five years?
No. Five years is an outer interval for the supported England routine inspection rule. Follow a shorter interval stated in the report. Missing dates are not treated as a confirmed five-year deadline.
Can I use this with an unsatisfactory report?
You can enter that outcome, but the tool will direct you to the report’s findings and electrician rather than issue a routine-date result. It does not schedule or sign off remedial work.
Does an in-date report prove the property is safe?
No. The calculation does not inspect the installation, verify the report or assess later deterioration, defects or all applicable requirements. A date is only one part of your records.
