Start with the date you received the deposit
Enter the receipt date, not the tenancy start date. This tool covers refundable tenancy deposits for England assured tenancies and receipts from 6 April 2012. For receipts before 1 May 2026, it also requires confirmation that the deposit was connected with an assured shorthold tenancy. Holding deposits, lodgers, other historical tenancy types and older receipts need a separate review. Unknown situations remain open.
Two duties, with the same deadline
For the supported situation, the deposit protection and prescribed information periods both run from receipt. The receipt date is day one of the 30-day period, so the calculation adds 29 calendar days. Weekends and bank holidays are included. Meeting one duty does not demonstrate that the other has been met.
Worked example
For a deposit received on 1 October 2026, day 30 is 30 October 2026. The tool displays that date for both deposit protection and prescribed information. You still need to meet the scheme’s initial requirements and give the required information to the tenant and any relevant person. Retain evidence of what was done and when.
If the deadline has already passed
The tool continues to show the original deadline. It does not restart the clock when you record a later protection or information date. Review the current position promptly, keep the history and obtain England housing-law advice about any breach or unresolved effects. This calculator does not assess penalty exposure or possession requirements.
Questions about this calculator
Does the tenancy start date set the deposit deadline?
For the supported England situation, the receipt date starts the period. A tenancy can start on a different date. Check the actual receipt records before relying on a calculation.
Are weekends included in the 30 days?
Yes. This calculation uses calendar days and counts the receipt date as day one. It does not move a deadline to the next working day.
Does protecting a deposit late remove the missed deadline?
No. Later action does not undo the historical timing issue. Record both the original deadline and the action actually taken, then review any unresolved effects with a qualified adviser.
